Increasing the power of LPA and forming 'Greater Coimbatore Development Authority' is the need of the hour opine, Industrialists

Coimbatore: Industrialists across the region have welcomed the move off consolidating three LPA (Local Planning Authority) offices to a single office. They have also opined that increasing the powers of Coimbatore LPA and forming a 'Greater Coimbatore Development Authority' is the need of the hour.

Coimbatore: Industrialists across the region have welcomed the move off consolidating three LPA (Local Planning Authority) offices to a single office. They have also opined that increasing the powers of Coimbatore LPA and forming a 'Greater Coimbatore Development Authority' is the need of the hour.

The Industrial city of Coimbatore continues to be a fast-growing two tier city in India. It's GDP is approximately estimated to be ₹36000 crores a year (pre-COVID times).  Despite the city witnessing tremendous growth in the last few years, lack of sufficient powers for the LPA in Coimbatore has hit the development process in a big way. 

At present the LPA office in Coimbatore has been authorised to give approvals upto 15,000 square feet only. Above this limit the concerned persons should approach  Chennai offices. The Covid-19 pandemic outbreak has created a big threat for all the offices to function normally and it has affected the LPA offices too as it involves a lot of manual work. 

The master plan for Coimbatore was created in 1994. After that till now, no new master plan has been created and has curtailed the development of the city big time. 

Recently three LPA offices functioning in Coimbatore were consolidated to one office which is presently functioning inside the Coimbatore Corporation's building premises in Nanjappa Road.

This initiative has been welcomed by the industrialists and they have stressed to increase the authority of the LPA office at Coimbatore.

Confederation of Real Estate Developer's Associations of India (CREDAI) Past  President Rajesh B Lund said, "Consolidating 3 LPA offices to a single office is a very good move. But at the same time increasing the power of LPA, Coimbatore office is the need of the hour. At present the office has authorized to give approvals only upto 15,000 square feet. This should be increased at least upto 50,000 square feet.

Very soon a seperate body 'Greater Coimbatore Development Authority' should be formed to take care of this region (including all the nearby districts) just like CMDA (Chennai Metropolitan Development Authority). As far as the physical works are concerned, once we submit the plans online, the LPA office can contact us through zoom and get cleared about all their queries."

Other Industry sources said, "Consolidating the offices to one is a very good move and we whole heartedly welcome it. At the same time, business community expects single window clearance to be implemented with 100% work done online. Previously it was during 1994, the LPA prepared the Master plan for Coimbatore. Hence it is high time to prepare a new master plan. Above all, the files must be cleared without delay."

The Local Planning Area was notified and the Local Planning Authority (LPA) was constituted in Coimbatore under Town and Country Planning Act, 1971 (T&CP Act, 1971) in 1974. The LPA is headed by the Chairman, District Collector and a Committee nominated by the Government and the Member-Secretary, who heads the executive side. It is responsible for the enforcement of Town and Country Planning Act and it's rule provisions.
